Hawaiʻi real estate is a collection of local markets. This report moves through Oʻahu, Maui, Kauaʻi, and Hawaiʻi Island, then takes a closer look at North Kona before turning to inventory, days on market, and mortgage rates.
North Kona: homes and condos tell different stories
The September 2026 RPR snapshots show 5.38 months of inventory for single-family homes compared with 9.29 months for condos, townhomes, and apartments. RPR places the home segment on the seller’s side of its market scale and the condo segment on the buyer’s side.
| Metric | Single-family homes | Condos / townhomes / apartments |
|---|---|---|
| Months of inventory | 5.38 | 9.29 |
| Sold-to-list price | 96.6% | 97.3% |
| Median days in RPR | 51 | 85 |
| Median sold price | $1,262,805 | $507,500 |
Those are two different markets within the same area. If you’re selling a condo, the competition and timing deserve a different conversation than if you’re selling a single-family home. Buyers should make the same distinction when comparing choices.
The median sold prices describe the properties that closed during the reporting period. They are not an appraisal of an individual property. “Median days in RPR” is the source’s measure shown in the slides, not the additional time needed to close after an offer is accepted.
Keep the local and national numbers separate
The upper inventory chart is KCM’s national comparison, labeled “U.S. Mainland Comparison · National Active Listings.” It uses July figures. The lower chart uses Big Island September figures from Hawaii Information Service. The geography and reporting months differ, so the charts should be read as separate comparisons.
The mortgage-rate slide retains the original forecasts and actual-rate chart, with its October 22 update. Forecasts are estimates, and that dated update is not a current loan quote. The statewide and North Kona market snapshots are for September 2026.
