60% of Kona Homes Sold Below Their Original Asking Price in September
September’s Kona sales: 60% of homes and 72.2% of condos closed below their original asking price. A closer look at what the numbers mean.

A national statistic caught my attention: about 60% of homes are selling below their original asking price. So I checked our September Kona sales to see how we compare.
Residential sales matched that figure exactly. Condos were higher, with 72.2% closing below their original asking price.

What does that tell us?
Buyers have room to negotiate on some properties, but sellers still need to look at their specific competition. Four homes sold above their original asking price, and nine properties across both categories sold at it.
Also, selling below the original asking price can include price reductions made before an offer. It doesn’t mean the buyer negotiated that entire difference. This is one month of sales, but it’s a useful local snapshot. Price, condition and location still matter.
